What Happens During a Commercial Demolition Project?
From bid to final cleanup, here is the sequence of a typical commercial demolition project and what general contractors and property managers should expect at each stage.
1. Bid and scope
The project begins with drawings, a walk-through, or both. The demolition contractor confirms what is removed, what is retained, access and staging constraints, and schedule requirements, then returns a written proposal with inclusions and exclusions.
2. Pre-construction planning
Before mobilization, utilities affected by the work are identified, protection and containment are planned, debris routing is established, and the sequence is coordinated with the general contractor's schedule.
3. Protection and containment
Dust barriers, floor protection, and protected pathways are installed. In occupied buildings, this stage determines how little the rest of the building notices the work.
4. Demolition
Material is removed in the planned sequence. Selective scopes proceed from finishes inward; structural scopes follow the engineer's plan. Debris is staged and hauled continuously so the work area stays clear.
5. Cleanup and handoff
The area is broom-swept and walked with the superintendent. The next trade can mobilize immediately. When the same contractor also provides construction cleanup, the project can continue through phase cleaning and final cleaning without re-bidding.
